How to Build your First Home in Australia

Building your first home can be one of the most exciting experiences of your life. Proper planning and good research can avoid the most common building mistakes and help turn your dream home into a reality.

If you are ready to start your home building journey but don’t know where to begin then these steps will help you understand the process involved in building a new home.

Finding land

It’s very important to find an ideal location where you would want to stay for a long time and like to call it home. There are a lot of new emerging communities in Australia with all the facilities and amenities you need. But before you make a decision to purchase, consider the cost of the land. Do not buy overpriced land as it might be difficult to get the bank valuation for a loan. Another determinant is the size of the land with your ideal frontage. This should be factored with your floorplan requirements. Finally, consider the distance to and from basic amenities. This could include schools for your children, yours and your partners workplace and shops.

Choosing a Custom Home Builder

A custom builder can help you customise a Floor Plan to give your home that personal touch. Working alongside your builder, you can design a space that feels right for you and your family without sacrificing what is important to you.

Your builder should provide you with detailed plans and outline precise costings for each aspect of your home. Make sure the contract covers everything and you agree on a timeline for completion.

Don’t settle for something that’s not quite what you want, get it right the first time to avoid future disappointment.

Applying for a loan

Arranging finances is one of the most important factors in the construction of your home. Work out how much it’s likely to cost and make sure you have your home loan in place before you begin.

Find out how much deposit you’ll need to pay and get your conveyancer to check your contracts and payment terms.

Before applying for a home loan, make sure you consider extra costs such as Stamp Duty, legal fees and costs associated with your loan. If you have a deposit of over 20%, you can avoid the extra costs of Lenders Mortgage Insurance.

Get government grants

State government grants are available for first home buyers. It differs in all states, in Victoria first home buyers get $10,000 in a metropolitan area and $20,000 in regional areas if building a new home. Additionally, first home buyers in Victoria also get a stamp duty waiver on properties under $600,000.

Recently, a new Home Builder grant has been announced by the federal government. The new $25,000 grant is on top of existing State and Territory First Home Owner Grant programs, stamp duty concessions and other grant schemes.
